DomaCom is working with Chapman Property Trust to crowdfund a two-stage land acquisition and construction of a unique concept hotel development in inner suburban Brisbane called the 8trium.
This unique project modelled on successful global hotel trends will provide convenient and affordable accommodation and an entertainment experience designed for the Millennial Asian tourist market. Bowen Hills is located 4 kms from the CBD in one of Brisbane’s core visitor and tourist precincts within walking distance of several key event venues such as the International Convention Centre, the Marquee Music Venue, Brisbane Showgrounds, sporting and leisure centres, the Royal Brisbane Hospital and Medical Training facilities as well as cross city transport hubs.
Nearby are the restaurants and entertainment venues of Fortitude Valley, King Street and Chinatown.
The 8trium Hotel will be the first crowdfunded futuristic lifestyle hotel in Australia consisting of 2 levels of commercial development including meeting rooms and a GOWORK Club, a Bar, Bistro and Live Music venue, and 7 levels (100 rooms) of hotel style accommodation topped with a Roof Top Spa, Gymnasium and Sky Lounge.
The total project is planned to be developed in 2 stages:
- Stage 1 will raise approximately $9.1 Million to acquire the land, complete detailed development plans as well as plan and fund the marketing campaign for stage 2.
- The $9.1 Million will be raised in a $6.3 Million equity campaign and a $2.8 Million mortgage campaign.
- It is estimated that this stage will take up to 6 months to complete.
- Stage 2 is currently planned to raise a further $16 million construction capital via a $6 Million debt and $10 Million equity sub-funds with the construction period expected to take 18 months. Current modelling suggests that a return of between 15-20% p.a. will be delivered to equity investors with the loan investors receiving 9.56% p.a. The details of stage 2 will be finalised during stage 1.
Once the hotel is commissioned it is planned to negotiate a lucrative performance-based Hotel Management Agreement to an operator, for which two proposals are currently pending.
During the Campaign, DomaCom will incur the expenses set out in the table below. An Investor that participates in a Campaign and has had an Active Bid which fails to result in the formation of a Sub-Fund will be liable (in a proportion that is equal to the amount of their bid divided by the sum of all Active Bids at the time the Campaign costs were incurred) for the Campaign costs incurred by DomaCom. The investors will be only liable for Campaign costs and Acquisition costs that are set out below if the Sub-Fund was not created, as these costs have been incurred prior to the acquisition of the property. The settlement costs set out below are only incurred and payable if the Sub-Fund is created and the property acquired.
If the Sub-Fund is established, these costs will be deducted from the Sub-Fund and only those investors that accept the SPDS will incur the on boarding costs – Campaign, Acquisition and Settlement costs.
DomaCom expects to incur the following Settlement costs if the purchase is successful and a Sub-Fund is created. These costs will only be incurred if the Underlying Property is purchased and will be paid from the capital raised on the acceptance of the SPDS.
